Corporation
governed
by a
seven

person
Board
of
Directors.
The
Corporation
owns
approximately
9.5
acres
of
land
located
at
70-205
Dillon
Road,
Desert
Hot
Springs,
California.
The
property
includes
184
recreational
vehicle
sites.
182
sites
are
individually
leased
through
a
proprietary
lease.
This
lease
is a
perpetual
lease,
automatically
renewed
every
five
(5)
years.
These
leases
can
be
assigned
and
transferred.
A
clubhouse
for
the
use
of
all
members
is
easily
accessible
and
many
regular
activities
are
scheduled
for
the
community
members
to
enjoy.
There
is a
large
swimming
pool
and
two
hot
spas.
The
water
used
in
these
pools
is
natural
mineral
water
which
comes
out
of
the
well
at
170
degrees.
Many
people
believe
the
water
has
therapeutic
value.
The
common
area
also
includes
a
billiard
room
and a
laundry
room.
The
Association
retains
two
(2)
sites;
one
for
housing
the
onsite
caretaker
and
one
for
the
mailboxes
and
storage
shed.
Each
leaseholder
has a
membership
in
the
Association.
The
members
meet
annually
to
elect
a
Board
of
Directors
and
review
financial
and
committee
reports.
Almar
Acres
is an
adult,
55
and
over
recreational
vehicle
park.
It is
classified
as a
nine
(9)
month
extended
Stay
Park
under
Riverside
County
Ordinance
#348.
No
member
may
use
this
park
as a
permanent
address.
All
members
share
the
cost
of
maintaining
the
park;
paying
taxes,
insurance,
etc.
This
is
termed
an
assessment.
Currently
the
monthly
assessment
is $120.00, plus $18.00 per month for 57
channel
cable
television
payable
quarterly
on
the
first
of
February,
May,
August
and
November
plus a monthly water
fee
of $7.50.
Each
site
has
its
own
electric
meter
and
electricity
is
billed
quarterly.
All
transfers
of
leases
and
memberships
are
subject
to
approval
by
the
Board
of
Directors.
The
purchase
cost
is on
an
individual
basis
negotiated
between
the
buyer
and
the
seller.
